Doug:

Eight years ago I erected a palatial built-to-specs bat house and  
mounted it on the perfect
south-facing wall of a shed. Nary a bat in eight years.

Three  years ago,droppings appeared below a pergola on my front deck,  
just at the main entrance
to the house. At least one LBB has been in summer residence ever  
since and we often see him/her
at dusk and occasionally in the morning.

Bats can drive one bats.
